Daily quantitative screen · Japan real estate
Reyield scans 10 Japanese property sources every day and runs the same net-yield, DSCR and market-deviation screen Japanese investors use — in English, before the good ones are gone.
Why English-speaking buyers lose
Japan's highest-yield listings sit on Japanese-only investor sites. By the time anything is translated, it has already been picked over.
The highest-yield inventory lives on Japanese-only investor and auction sites. What reaches English is a translated fraction — already the leftovers.
Advertised "gross yield" hides the gap to real net yield. Pre-1981 construction, leasehold land, rebuild restrictions — none of it is obvious in translation.
Good deals get taken by domestic buyers within days. Time zones and language mean you hear about them last.
"Foreigner-friendly" agencies profit from moving inventory. Nobody is paid to tell you a deal is mediocre.
How it works
No sales team, no inventory of our own. Deterministic code decides what clears the bar — the same code, every day.
01 · Scan
Every major Japanese investment-property source, plus government auction listings, checked daily for new and repriced inventory.
02 · Screen
Net yield after real costs, financing coverage, deviation from local market comps, building age. No listing clears without passing every check.
03 · Deliver
What clears the bar gets a translated scorecard with the numbers, the assumptions, and what we don't know yet. Most days: nothing. Some days: one.
What a scorecard actually looks like
Illustrative examples from Reyield's screening history — shown as computed metrics only, not resold listing content. Location is deliberately shown at the city level.
Honest about the gap: verified, third-party rent rolls are rare across every Japanese source we scan — not a Reyield-specific limitation. Every scorecard states its rent basis and confidence explicitly instead of hiding it, which is the whole point.

Why not just use a listing site
"Every listing here passed a quantitative screen: real (not gross) yield, DSCR, price-vs-market deviation — the same daily scan Japanese investors run, in Japanese."
| Type | What they give you | What they don't |
|---|---|---|
| English listing aggregators | Volume, search filters, SEO reach | No net-yield or DSCR screen. Most listings shown, few actually clear a bar. |
| Buyer's agents / full-service | Hands-on support, translation, closing help | High fees, manual sourcing, slow to scale to daily coverage. |
| Foreigner-friendly brokerages | Brand trust | Profit from moving their own inventory — not neutral on quality. |
| Reyield | A daily, code-run screen. No inventory of our own to sell. | We don't negotiate, close, or hold your hand through the purchase — see FAQ. |

FAQ
No. Reyield is an information and data-screening service. We do not represent buyers or sellers, negotiate price or terms, or handle any part of a transaction. If you want to move forward on a property, you'll work with a licensed broker — we can point you toward how to find one, but we are not one.
You'll need a licensed real estate agent or judicial scrivener to execute the purchase, and (for most sources) a Japanese bank account or a cash settlement path. Reyield's job ends at "here's a deal worth a closer look" — the transaction itself is between you and a licensed professional.
The underlying screen runs daily against live source sites. Scorecard freshness is stated on every card you receive.
That's by design. The bar exists so you're not paying for volume — you're paying for the days something actually clears it.
